Real Estate, Land Use & Environmental Paralegal
Location: Del Mar, CA
Salary: $100,000 - $140,000 + Comprehensive Benefits

A prestigious law firm in Del Mar is seeking an experienced Real Estate, Land Use & Environmental Paralegal to support attorneys on sophisticated commercial real estate transactions. This role is ideal for a detail-oriented professional with strong experience in title and survey review, due diligence, and closing coordination. The successful candidate will play a key role in managing complex transactions while supporting related land use and environmental matters.

Responsibilities

  • Conduct detailed reviews of title commitments, title policies, endorsements, and pro forma policies.
  • Analyze title exceptions, easements, covenants, restrictions, liens, and encumbrances, identifying issues for attorney review.
  • Prepare title review memoranda, title objection letters, and track responses through closing.
  • Review and analyze ALTA/NSPS surveys, identifying boundary, access, easement, and encroachment issues.
  • Coordinate with title companies, escrow agents, surveyors, zoning consultants, and other third parties.
  • Order, review, and track due diligence materials, including title, survey, zoning, property condition, and environmental reports.
  • Draft and manage estoppel certificates, SNDAs, closing instructions, and other transaction-related documents.
  • Prepare and maintain transaction and closing checklists, ensuring deadlines are met and matters remain on schedule.
  • Review preliminary closing statements and closing binders.
  • Support leasing matters, including drafting leases, amendments, consents, and related agreements.
  • Assist with entity formation and maintenance, including organizational documents, good standing certificates, and business registrations.
  • Prepare and file UCC financing statements and related amendments.
  • Manage post-closing matters, including obtaining recorded documents and final title policies.

Qualifications

  • Bachelor's degree and/or Paralegal Certificate from an ABA-approved program.
  • 7+ years of paralegal experience with a strong emphasis on commercial real estate transactions.
  • Extensive experience reviewing and analyzing title commitments, title policies, and ALTA/NSPS surveys.
  • Strong understanding of title insurance products, endorsements, and commercial real estate closings.
  • Familiarity with land use and environmental due diligence is preferred.
  • Proficiency with Microsoft Office and document management systems.
  • Excellent organizational, analytical, and communication skills.
